Obtain real estate information from the Land Registry Service
The land registration service (ex conservation of mortgages)
holds the history of French heritage. Thanks to the publication of acts, it
guarantees the security of real estate transactions and makes it possible to
verify the situation of a building or a person. Whose? How to proceed?
What
is the land registration service used for?
The SPF is an administrative and fiscal institution which
depends on the Diep (General Directorate of Public Finances). 354 land
registration services are spread over the various French departments.
The SPF registers legal acts relating to a building
(judgment, foreclosure, and mortgage).
It provides any user who requests it with information
concerning the legal situation of buildings (building, house, apartment,
building, land, and tree).
It also delivers information concerning the financial
situation of people.
What is land registration?
The houses for sale in Sierra Leone purchase
or transfer of a building is subject to publication by a notary. This publicity
is centralized by the land registry service which keeps a copy of the deeds. It
lists information on real estate and their owners in France such as:
• Constitutions,
transmissions and extinctions of rights relating to buildings
• Real property
rights (direct power that a person exercises over property)
Land registration makes it possible to make all real estate
transfers enforceable against third parties. Conversely, a real estate deed
that is not published in the land registration service is not enforceable
against third parties. This is a frequent case in Corsica where a specific law
has been applied for two centuries, allowing a de facto exemption in matters of
inheritance tax. Reorganization is underway; the cadastral services of the
island of beauty should gradually achieve compliance.
Note that the land registration of the 3 departments of
Alsace-Moselle (Bas-Rhin, Haut-Rhin and Moselle) is carried out by the land
offices responsible for keeping the land register, under the supervision of the
Ministry of Justice.

Service?
Anyone can contact the land registry for information on
buildings.
What information can you get and how do I request it?
You can obtain all the information contained in the mortgage
statement which traces the life of the property.

• A list of
publications
• A statement
of mortgage registrations and the charges that encumber the property
• The price of
the various sales of a building
There is a form for each type of request. It is important
that the request for information be formulated very precisely in order to allow
the identification of the information requested. In particular, it must include
the cadastral references of the parcel concerned.
This service is chargeable. The cost varies according to the
elements requested and payment is to be made at the time of filing the request.
